I've had my roof "fixed" 4 times in the past 8 years. The first 3 fixes used the membrane method and did not last more than a year each - the last time however the contractor put all his efforts into cleaning the roof thoroughly, removing all deteriorated membrane and then applied the sealer directly to the clean roof. This time it lasted 3 years - he is currently re-doing my roof again. Fernando gave me a 3 year guarantee. The only time he used membrane was in corners where the roof meets the curb.
