This is an interesting discussion that seems to affect many people. What I am gathering from all this so far is that:
1. Concrete roofs leak, contrary to what we might think about about concrete. I spoke to someone last night who has a leaking flat roof that has no visible cracks and no low spots that pool water.
2. Water cannot be allowed to sit on a roof. It must drain off, so no low spots and some slope is necessary.
3. The traditional method of waterproofing flat roofs is to lay a fabric membrane and then coat it with a waterproof compound.
4. The fabric membrane method lasts only a few years at best.
5. There may be newer technologies that work better.
I notice that John is using fabric with Impac coating. This is what I used and it's still holding up after 3 years. I am told that the latest Impac has improved and has a 10-year life span. Now I have a new leak in a different place that has pooling water.
I am in the process of consulting several painters, concrete contractors and architects, and will share their opinions when I have them.
