The ceramic floor tiles in our casa were especially deteriorated on the porch where they were exposed to both sunlight and rain. The interior tiles lacked luster.
I bought a Ceramic tile Sealer (sellador) from Home Depot Manzanillo (paint department). Similar to link below (the link is to a concrete sealer). "Thompson Water Seal" is alternative product.

It is a fluid with a viscosity comparable to Whipping cream. Applied with squeegee or sponge mop. Dries in about 4 hours. Did a good job of sealing both tiles and grout.
Because of the exposure to sunlight/rain the exterior tiles get annual treatment (for last 3 years) and are improving. The interior tiles probably need it every 5 years.
The "landscaping black material" you are looking for is called "Geotech" it comes in rolls of varying length usually 3 feet wide.
