Hi Ken, You are mixing up property taxes with house taxes. The local property taxes are due now at the ejidal office. Those are for your lot(s), one peso per meter is the cost. The house taxes are what you are referring to and those are either paid up at the office in La Huerta or when they come to town, which often isn’t until February. Last year the lot taxes doubled from 200 to 400 pesos per 600 sq mtr lot. If you have a titled lot you should not have to pay the ejido lot tax anymore, or so I am told! | ----------------Re: Property Taxes

Hi Evelyn, I was referring to the Impuesto Predial, Property Tax, that is normally collectd in La Huerta but sometimes they send a tax collector to La Manzanilla, for our convenience. We are not liable for the Ejidel assessment that I believe you are referring to as a property tax. | ----------------Re: Property Taxes

Are they coming from La Huerta to La Manzanilla for a day for us to pay the only property taxes that we have ever paid and that we have ever owed? Thank you.

Hey Jon, there will be a day when the tax collector comes from La Huerta. In the past he/she would be at the Mayor's office for most of the day. Evelyn seems to think it will be sometime in February. There is usually a slight discount if you pay in January but not enough to make a special trip. In any event when the day has been set, it will be posted on the board.

Ok so 20 dollars a year for property taxes ... ok ..wow ... I get it that Mexico is country much different than ours and brimming with tradition, culture and pride,,,,, and not wanting to impose in any way ....but .... geesh ... wouldn't it make a bit of sense to pay reasonable property taxes to help with improvements to infrastructure?

Hi Brad If you look at your tax receipts from last year, you could get an idea of what your taxes might be for this year. Possibly with increases. Simply put, there are local ejido taxes and La Huerta taxes. Do you have your tax receipts from previous years, because they are helpful when paying your La Huerta taxes. I agree that these taxes are quite low, especially compared to what you pay up north. And yet some people don’t pay, or try to avoid paying their taxes. There is also a water bill which is very low, and the same thing; many people don’t pay those. Many of us voluntarily paid 2 or 3 times what our water bills were, because the town needed new water pumps to service the town, as well as the influx of tourists. And of course, the sewer fund which helped to keep town healthier and cleaner. You may have donated to all of these. We tip the garbage collectors. Feel free to go to the ejido office and make a donation, I’m sure they would accept money. Or, you can donate to education of students, support the ambulance fund, and Cisco’s Amigos, or take care of any number of families. Many of us donate to these and other causes. We all need to contribute and pay our fair share to help keep La Manzanilla clean and operational. I’ve always encouraged seasonal visitors to make donations to this community, as we all enjoy being here. Curious to read your responses.

Ross, very well said. I just can’t get over those people that feel they shouldn’t have to, or simply don’t want to, pay the Ejidal property taxes. Who do they think they are anyway? There is no free ride anywhere in the world and thinking that they are not responsible for the well being of this town is simply unacceptable......they should just go home. Also, a reminder that this is Ejidal land to start with and it’s a privilege to be able to live here. Perhaps not perfect, but show me anywhere else in the world that is and I will eat my words. Well, maybe Scandinavia......And it’s all so inexpensive compared to places like Canada. I want to say to all those naysayers, show some respect. Thanks for this Ross ..I have always wondered about the disjoint between property and water taxes and the infrastructure needs ( water sewer ) as well as the needs in the schools and with health care. In no way am I suggesting imposing "our" system onto them but $20 a year for property tax ... as we all know this is basically nothing....and yes I and my village ( Tofino ) have and will continue to help the schools with some of their needs ..I retired as our local school principal up here so understand some the issues schools face ..thanks Alberto for being my liaison ..anyway .. we all know of the great many individuals in La Man who volunteer tirelessly in various areas..many thanks to them for sure ..however a little depressing to hear that there continue to be folks who avoid paying these minimal amounts for water and property tax ...I'm sure if we continue to focus on the goals , good things will inevitabley happen .. thanks for your efforts Ross | ----------------Re: Property Taxes

Thx Brad So where is your home in La Manzanilla? And do you have your previous tax bills? The local folks of this village, and in Mexico in general, don’t rely on services like north of the border people do. They don’t call public works to fix a street, or deal with many other things. They deal themselves. Again, if you’re interested in helping to maintain La Manzanilla and keep it clean and the sewer flowing, and an ambulance, etc etc. feel free to donate lots and make believe you’re paying higher taxes. Get your friends to do it also. Everyone prefers not having overflowing sewers and having enough water. Thx | ----------------Re: Property Taxes

Hi Ross ..we have been visiting Mexico for about 35 years and now in our later years really iike the vibe of La man..we rent on the beach for 2 or 3 weeks and often bring our grandkids down with us ... and as you asked ... I see a lot of need in the schools, with the health care and basic infrastructure which we all depend on...and yes I and my community have contributed significant $$ to local schools over the past years ... paying appropriate taxes ( property , tourist , goods and services ) is common in many parts of the world and does provide much needed funds for improvements ...I get it that many are opposed to tax .. I am not one of them .. our taxes in our village will be going up almost 50% mainly to provide for a much needed secondary sewage treatment plant here ..so I guess I am used to such a system .. fund rasing and donations to projects is great but a more systematic approach to raising capital might get more done sooner ...my thoughts anyway .. I am sure everyone is in agreement that water and sewer upgrades are needed ... probably some disagreement on how and who should fund .. we are all guests in a wonderful county and hopefully we all want what is best for most .. | ----------------Info for Brad re property taxes
