Waterproofing - Roof

I'm looking for a person who is expert at applying waterproofing material to a roof... Does anyone have experience using a membrane as part of the process ... I understand a membrane breaks down in a few years.., Thanx!!!

I always pronounced it impermenazante but I goggled it and it is "impermeabilizante". The cloth, like all cloth, called tela. Time consuming and tedious but works great and is essential if you have a flat roof..

From our experience, the membrane does break down and it is very expensive to get it removed. 17 years experience here with getting this stuff right.

about 6 years ago I used the IMPAC Ultra white colored roof sealer product on a untreated cement roof, I first needed to use the IMPAC Sealer and then used a thick roller paint brush to roll on the product that had fine fiber strands in the thick paint like product, did two or three coats as per instructions and now after 6 years the product is still holding up well but eventually I will re-coat it again, Home Depo PV sold the product in 3 gallon square plastic pails and I believe they may now have a 10 year product in 5 gallon metal pails. My opinion is it appears easier to apply that the old traditional fiber cloth mat and paint on product.

I've had my roof "fixed" 4 times in the past 8 years. The first 3 fixes used the membrane method and did not last more than a year each - the last time however the contractor put all his efforts into cleaning the roof thoroughly, removing all deteriorated membrane and then applied the sealer directly to the clean roof. This time it lasted 3 years - he is currently re-doing my roof again. Fernando gave me a 3 year guarantee. The only time he used membrane was in corners where the roof meets the curb.

Barry: 70%-80% preparation, 30%-20% application.. good product, you have to do it right, have had to do too many interior repairs because of my failure to treat my roof,albeit an old existing house, before I learned my lesson. Four years strong with cloth application, re coated with the impermeabilizante, just the liquid each year since then. Can tell I have another "working vacation" coming in the future on my roof with a recoat of the cloth, no removal of old cloth, just going on top still in good shape. There is a plus, can't beat the view from the roof !

This is an interesting discussion that seems to affect many people. What I am gathering from all this so far is that: 1. Concrete roofs leak, contrary to what we might think about about concrete. I spoke to someone last night who has a leaking flat roof that has no visible cracks and no low spots that pool water. 2. Water cannot be allowed to sit on a roof. It must drain off, so no low spots and some slope is necessary. 3. The traditional method of waterproofing flat roofs is to lay a fabric membrane and then coat it with a waterproof compound. 4. The fabric membrane method lasts only a few years at best. 5. There may be newer technologies that work better. I notice that John is using fabric with Impac coating. This is what I used and it's still holding up after 3 years. I am told that the latest Impac has improved and has a 10-year life span. Now I have a new leak in a different place that has pooling water. I am in the process of consulting several painters, concrete contractors and architects, and will share their opinions when I have them.

Just adding my 2Cents I have tried this Impermeable white roof product . Does not work well on flat roofs breaks down in sunlight always eventually leaks usually within three years . Researched last year and Had Gaco roof installed . A 100% silicone roof product . Nothing like anything at homedepot or local construction outlets . There is a distributor in guadalajara that delivered to town for me. Easy to install roll on. But prep is everything had a big pressure washer clean roof first. But did not remove air conditioners. Very happy so far. product comes with commercial 50 year warranty but if I get 5 years i feel it is better than previous attempts at roof repair. Gaco roof also guaranteed with ponding water They have a extensive website with videos ect . Great for not so sloped flat roofs .

No membrane easy install really cleaned roof first but like all good things comes with a price almost 200.00 a pail U.S. delivery was free (with5 Pails) will bring info with product rep number to Pepe's tomorrow for mens breakfast (la Cabanas restaurant)
